The first step to your apartment search in New York is to decide whether or not you want to work with an agent. Working with an agent can greatly reduce stress and physical hours spent searching for listings advertised by an owner. A person looking on their own may have easy access to high-rise doorman buildings with on-site leasing agents but this will limit them to a very small segment of what is available. With the assistance of an agent, lease breaks, off markets and agent’s exclusive listings become available.
It’s highly advised that you work only with one agent as working with multiple agents can lead to you seeing the same apartment several times. The majority of agents have access to roughly 98% of available listings, with about 2% being only available through one brokerage firm or broker.
When looking for an agent, find the one that’s right for you. Interview your agent and ask them why you should use them. If they have to think about it, find another agent.
After reaching out to various agents, it’s always best to verify that you are working with a licensed agent. You can go to the Department of State’s website: http://www.dos.ny.gov/licensing/eaccessny.html, click on Public License Search and Search by Name. By doing so, you will ensure that the agent you are working with is licensed by New York State.
